Does Allam offer house and land packages?

No. Traditional house and land packages usually involve two separate contracts, one for the land and one for the home. While a base price is often advertised, additional site costs, upgrades, and variations can increase the final price, and build timeframes can sometimes exceed expectations. Allam Homes offers turnkey homes instead. This means your home is 100% complete and ready to move into, with everything finished inside and out. You’ll have one single contract, a fixed price, no contract variations, and no hidden extras. Just peace of mind and a home ready to enjoy.

What is the process to make a reservation?

We call it EasyBuy, and the process is simple: Pay a reservation fee to secure the property which takes it off the market (please note if you cancel, this fee is non-refundable if contracts are not exchanged).Once your solicitor receives the contracts, you have 10 working days to exchange contracts. At completion and settlement, the remaining balance is payable.

Can I make changes to the home?

No, changes are not available. Our homes are pre-designed, have council approval, and construction has already commenced. Colour schemes and finishes are also pre-selected by our colour consultant, with orders already placed.

Is the Reservation fee refundable?

No, if you decide not to proceed to Exchange, you don’t get the reservation back. However, if you do proceed to exchange, the reservation fee forms part of the full deposit payable.

Can I inspect a completed Allam home to see what’s included?

Yes, you can visit one of our display homes located across many of our estates to see the quality and inclusions firsthand. If the specific home you’re interested in is already completed, you can also inspect it during open home times or by appointment.

Yes. We have display homes and furnished completed homes open for viewing across most of our locations, so you can experience the quality and inclusions of an Allam home firsthand. Display homes are open 5 days a week, while completed open homes are generally available to inspect most Saturdays and Sundays.

Can I gain access to the home or garage before settlement?

Unfortunately, no. Due to legal and insurance requirements, you are not permitted to place any items in or around the home until settlement has been completed.

In most cases, you will only sign one contract, as the house and land are sold together in a single fixed-price package. However, in some instances where the land is not owned by Allam Homes, two separate contracts may be required, one for the land and one for the home. Your sales consultant will advise you of the contract structure for your specific purchase.

Are any progress payments required during construction?

No. Once you’ve exchanged contracts, you won’t need to make any further payments until settlement. Settlement usually occurs about three weeks after we receive the occupation certificate.

Registered land, also called titled land, is land that has an official record with the government showing who owns it. This means the boundaries and ownership are legally recognised, and you will receive a title certificate when the land is transferred to you. At this point, the land is ready to be built on.
